How to buy a flat or land

A clear path from first visit to your own keys, with the checks that protect your money.

7 steps

  1. 1

    Step 1

    Decide your budget and priorities

Start with the total you can spend, not just the price. Add registration and other government costs, utility connections, a small buffer for fit-out, and the monthly instalment if you plan a bank loan.

    • Preferred area and block or sector
    • Ready flat, near-handover or under-construction
    • Size, bedrooms, facing, floor and parking
    • How much you can pay now and how much you will finance
  2. 2

    Step 2

    Shortlist and visit properties

Visit several verified options before you decide. Go at different times of the day and look beyond the flat itself.

    • Road access, noise, water and gas supply
    • Lifts, generator backup, security and parking
    • Light and ventilation in every room
    • Nearby schools, hospitals and markets
  3. 3

    Step 3

    Verify the ownership documents

This is the most important check. Never pay a large amount before the documents are verified by a lawyer.

    • The seller's title deed (dolil) and the chain of earlier deeds
    • Mutation (namjari) record and updated land development tax (khajna) receipts
    • Khatian records and, for land, the exact plot boundaries
    • For an under-construction project: the developer's agreement with the landowner and the approved building plan
    • Any power of attorney, and the identity of everyone signing

Property Index's in-house legal advisors do this check for you.

  4. 4

    Step 4

    Verify the price

Compare the price per square foot (or per katha for land) with similar properties in the same area. Ask for a full written breakdown so there are no surprises later.

    • Base price, parking, utility and service charges
    • What is included and what is extra
    • Whether the price is negotiable
  5. 5

    Step 5

Agree the terms and pay a token

When you are happy, reserve the property with a token money. Always take a signed receipt that names the property, the amount, the date and the balance terms.

A token keeps the property for you while the document and price checks finish.

  6. 6

    Step 6

Arrange payment or a home loan

Decide how you will pay the balance: your own funds, instalments where the owner or developer offers them, a bank loan, or a mix.

For a loan, compare banks on rate, loan-to-value, tenure and fees, then apply with the property documents. Our home loan service helps you pick a bank and prepare the application.

  7. 7

    Step 7

    Register and take possession

The sale is complete when the sale deed is registered at the sub-registrar's office and the government fees are paid as the rules require. After that:

    • Apply for mutation (namjari) in your name
    • Get the keys and check the property against the agreed specification
    • Transfer or open utility connections
    • Keep every receipt and the registered deed safe
